These programs can be particularly useful for business owners, entrepreneurs, retirees and high-net-worth borrowers whose tax returns don't tell the complete financial story.

A Debt Service Coverage Ratio, or DSCR loan, can allow an investor to qualify primarily based on the rental property's qualifying income and cash flow rather than traditional personal income documentation.
DSCR financing can be useful for investors building rental portfolios, self-employed investors and borrowers who would prefer not to qualify using traditional tax returns and debt-to-income calculations.
