They're just situations that a bank or a call center lender hasn't seen before. A home near the Gulf comes with a few underwriting wrinkles a typical inland Florida property doesn't have. The property might be a condominium in a small association, sit in a special flood hazard area, function as a vacation rental, or be part of a project that a conventional lender's rate sheet just wasn't built to handle. None of that means the loan can't get done. It usually just means it needs to go to a lender who's built for it.
That's really the heart of what I do here. When your file gets a "no" somewhere else, it's rarely because you don't qualify. It's because the property landed in front of the wrong lender.
One of the best kept secrets on the island involves small condo buildings. A lot of lenders assume every condo, no matter the size, has to go through the same lengthy project review as a 200 unit high rise. That's simply not true.
Fannie Mae currently waives the full project review requirement for condo projects with up to 10 units, provided the property and insurance still meet eligibility standards. That means a charming four unit building on Anna Maria Island or Holmes Beach, the kind that looks and lives like a townhome, can often be financed with far less friction than buyers expect. It's a great example of how knowing the guidelines inside and out turns a property another lender might decline into a straightforward approval.
Because we're on the Gulf, flood insurance isn't optional here, it's part of the plan. Most of Anna Maria Island and Longboat Key sits in a FEMA Special Flood Hazard Area, and parts of the island fall under the Coastal Barrier Resources Act, which means standard NFIP coverage isn't available and a private flood policy is required instead.
This is exactly the kind of detail that trips up buyers working with a lender who doesn't close loans here regularly. I build your flood insurance requirement into the file from the very first conversation, not the week before closing, so there are no surprises waiting for you at the finish line.
Not every condo building meets Fannie Mae or Freddie Mac's standard guidelines, and that's more common than ever right now. In 2026, both agencies raised reserve funding requirements and tightened project review standards, which means more small and older buildings across Florida, including some right here on the island, are shifting into non warrantable territory.
A non warrantable condo is not an unfinanceable condo. It just needs a lender built for it, and that's exactly what my wholesale network gives me access to, including options for buildings with higher investor concentration, reserve shortfalls, or other characteristics a conventional lender won't touch.
Florida condominium law now requires structural integrity reserve studies for many buildings three stories and taller, along with milestone inspections as buildings reach certain ages, sometimes earlier for coastal properties due to salt air exposure. These rules exist to protect owners and buyers alike, but they can also affect a building's financing eligibility if reserves or repairs aren't where they need to be.
I keep a close eye on this for every island transaction, because a building's inspection and reserve status can make the difference between a smooth closing and a last minute surprise.
A lot of the best opportunities on Anna Maria Island are vacation properties or short term rental investments, and that's part of what makes this market special. It does mean the financing needs to match how you plan to use the property. Conventional lenders often won't count Airbnb or VRBO income toward qualifying, and whether you're buying a second home or a true investment property changes your down payment and rate.
I have access to vacation and investor focused condo programs, including options that use actual or projected rental income to help you qualify, giving you paths to ownership that simply aren't available through a bank working off a standard rate sheet.
Jumbo Loans Property values on Anna Maria Island and Longboat Key regularly exceed conforming loan limits, and that's not a barrier, it's just a different lane. Through my wholesale lender network, jumbo financing is available up to $10 million, for primary residences, second homes, and qualifying investment properties.
High Balance VA Financing Veterans with full entitlement aren't limited by a VA imposed loan cap, and depending on the lender and your qualifications, 100 percent financing may be available on high balance VA loans up to $4 million. If you've been told your VA benefit doesn't stretch far enough for island prices, it's worth a conversation with a lender who works in high balance VA loans regularly.
Non Warrantable Condo Financing Specialty financing for condo buildings that fall outside standard Fannie Mae or Freddie Mac guidelines, including buildings with reserve shortfalls, investor concentration, or other project level characteristics.
DSCR Loans For investors, a Debt Service Coverage Ratio loan lets the property's rental income do the qualifying, rather than your personal income and tax returns. A great fit for building a portfolio of island rental properties.
Asset Depletion Loans For retirees or high net worth borrowers with significant savings and investments but limited traditional income, this program uses your assets to qualify instead of W 2s or tax returns.
Bank Statement and Self Employed Programs Built for business owners whose tax returns don't reflect their full earning power, using bank deposits rather than net income after write offs.
