A Debt Service Coverage Ratio loan, commonly called a DSCR loan, is an investment property mortgage that can allow a borrower to qualify primarily based on the property's rental income and ability to support its debt rather than relying on the traditional personal-income documentation required for a conventional mortgage.
This can make DSCR financing particularly useful for real estate investors who own multiple properties, are self-employed, have substantial business deductions or simply don't want to qualify using tax returns, W-2 income or traditional debt-to-income calculations.
DSCR loans are designed for investment properties rather than owner-occupied primary residences.
The Debt Service Coverage Ratio compares the qualifying rental income of an investment property with the applicable monthly housing expense used by the lender.
In simple terms, the lender is evaluating whether the property's rental income is sufficient to support its mortgage-related expenses.
For example, if a property generates $3,000 per month in qualifying rental income and the applicable monthly housing expense is $2,500, the property has positive cash flow under that simplified example.
Different DSCR lenders can calculate qualifying income and expenses differently, which is one reason working with a mortgage broker that has access to multiple DSCR lenders can be valuable.
DSCR financing can be particularly attractive to investors because qualification may not depend on the borrower's traditional employment and personal-income documentation.
Depending on the lender, property and borrower qualifications, DSCR programs may offer advantages such as:

DSCR financing isn't limited to purchasing a new rental property.

A cash-out refinance may provide an investor with capital for another property acquisition, improvements, reserves or other investment purposes, subject to applicable program requirements.
Many real estate investors prefer to own rental properties through an LLC or other business entity.
Certain DSCR programs permit eligible investment properties to be financed and titled in an LLC or other approved entity, subject to lender requirements and personal guaranty provisions where applicable.
Because entity requirements vary by lender, investors should discuss their intended ownership structure before closing rather than assuming every DSCR lender handles LLC ownership the same way.
