One of the things I think matters when choosing a Realtor is whether that person actually understands what day to day life is like in the community.
Lakewood Ranch is not just where I sell homes.
It is where I live and where I chose to raise my family.
I see clients and neighbors regularly at community events, restaurants, Little League games, Main Street, Waterside and throughout the Ranch. My children have grown up here, and our family has experienced many of the same things that relocating buyers are trying to understand when they first begin researching the area.
When someone asks me whether Lakewood Ranch is a good place to live, I am not answering strictly from market statistics.
I am answering as someone who actually lives here.
One of the biggest misconceptions I see from buyers moving into the area is thinking of Lakewood Ranch as one neighborhood.
It is much larger and more diverse than that.
Lakewood Ranch consists of many different villages and communities, each with its own personality, housing styles, amenities and price points.
Some buyers want a golf course community.
Others want new construction.
Some want a gated neighborhood with extensive amenities.
Others prefer a quieter community with lower ongoing expenses.
You can find townhomes, villas, single-family homes, luxury estates, active adult communities and new construction throughout Lakewood Ranch.
That variety is one of the reasons buyers need to look beyond the words "Lakewood Ranch" on a listing.
The right community depends on how you actually want to live.
Lakewood Ranch has continued to evolve considerably over the years.
Main Street has long been a central gathering place for restaurants, shops, entertainment and community events.
Waterside has added another major lifestyle destination with restaurants, entertainment, waterfront activities and additional residential development.
For buyers moving from another state, these areas help demonstrate that Lakewood Ranch is more than simply a collection of subdivisions.
There is a significant community and lifestyle component.
I often encourage buyers to spend time in these areas before making a decision because it gives them a much better feel for the community.
Lakewood Ranch is one of my primary markets, but Bradenton offers buyers another enormous range of housing choices.
Bradenton stretches from areas near Lakewood Ranch all the way west toward the beaches and Anna Maria Island.
That creates dramatically different lifestyles within the same general market.
Someone who wants newer construction and easy access to I 75 may focus farther east.
Someone who wants to be closer to boating, fishing and the Gulf beaches may be much more interested in West Bradenton.
Other buyers want established neighborhoods, larger lots or homes without some of the community fees commonly associated with newer developments.
Understanding those differences is where local knowledge really matters.
New construction continues to be an important part of Lakewood Ranch.
Buyers can choose from numerous builders, communities, floor plans and price ranges.
However, buying new construction is different from purchasing an existing home.
Builder contracts are different.
Construction timelines can change.
Lot premiums, design center selections, incentives and upgrade costs can significantly affect the total investment.
Builders may also offer financial incentives for using an affiliated lender or title company.
Those incentives can certainly have value, but buyers should evaluate the entire transaction rather than focusing on a single incentive.
This is also one of the reasons I like having the buyer's mortgage professional involved early.
One of the issues buyers moving to Lakewood Ranch often hear about for the first time is the CDD.
Many Lakewood Ranch communities have Community Development District assessments that appear on the property tax bill.
Different communities can have very different CDD and homeowners association expenses.
That means two homes with the same purchase price can have very different monthly ownership costs.
When I am helping someone compare homes, I want them to understand those differences before making an offer.
The objective should not simply be finding a house you like.
It should be finding a home and community that make sense for your lifestyle and your budget.
There are advantages to both.
New construction can offer modern layouts, current building standards, energy efficiency, warranties and the ability to customize certain features.
Resale homes may offer mature landscaping, established neighborhoods, larger lots and locations where new construction simply is not available.
Some buyers initially tell me they only want new construction and ultimately purchase a resale property.
Others begin looking at resale homes and decide that building is the better fit.
That is why I generally recommend seeing both before eliminating an entire category.
One of the things I enjoy about living here is that there are so many ways to enjoy Florida.
I play golf regularly at local courses, and I also spend time fishing in the waterways around Bradenton and Sarasota.
That variety is something many of my relocating clients are looking for.
Lakewood Ranch provides access to golf, trails, parks, community amenities and restaurants.
Bradenton adds easy access to boating, fishing and the Gulf Coast.
And depending on where someone chooses to live, it is possible to enjoy both.
For many buyers, choosing the right home is really about choosing the lifestyle they want.
